Ryan Serhant has built a career on nearly $10 billion in real estate sales. He started at 24 in a small Midtown Manhattan office with no mentor, no team, and, by his own admission, no idea what he was doing.

Today he runs one of the most recognized brokerages in the country and has been on national television for more than a decade. He also teaches his playbook on stages, on YouTube, on his podcast, and through his SELL IT membership.

The problem is that most agents are studying Serhant and copying the completely wrong things. They look at the TV show, the luxury listings, and the social following, and they assume that’s the strategy. That’s not the strategy. That’s the result of the strategy. The actual engine underneath all of it is something most agents would never guess, because, honestly, it’s boring.

“The content didn't build the business. The business built the content, and most agents have that backwards.”

I know that because I’ve spent the last 30 years independently building my own business to more than 4,000 transactions a year. I’ve also coached thousands of agents, from brand-new licensees to 100-plus-deal producers. When I look at what Serhant actually does every day to generate business, not what it looks like from the outside, I can see exactly what’s driving his results. And it’s almost identical to what I’ve been coaching for decades.

It starts with three philosophies, including one I’ve almost never heard another coach talk about: the idea that the deal is the boss. From there, Serhant turns those philosophies into daily habits. One is a system he calls Finder, Keeper, Doer, which splits the workday into three distinct kinds of time. Another is a follow-up approach that kept a buyer in his database through five years of silence, until that buyer purchased a $16 million penthouse. And it all ends with the piece most agents fixate on first, the content, which I’d argue belongs last.
