One method I swear by is the LPMAMA script. It stands for Location, Price, Motivation, Agreement, Mortgage, and Appointment. Using this simple framework, you can gather the right information upfront, avoid wasting time, and ensure you’re working with serious, qualified buyers. It’s a game-changer that helps you get on the right path from the beginning.

2. Secure the buyer’s agency agreement. Once you’ve prequalified your buyers, the next step is to secure the buyer’s agency agreement. This agreement is essential—it makes everything official and sets clear expectations about your services and how you’ll be compensated.

This agreement not only protects your hard work but also ensures that you’re the exclusive agent representing the buyer. In today’s competitive market, securing this agreement early is crucial. 3. Make sure you get paid. In 2025, transparency and communication about commissions will be more important than ever. While commission structures might shift, it’s essential to be proactive about discussing and confirming payment terms.

You don’t want to be left in the dark about whether you’ll get paid what you’re owed. Be upfront with your clients and the seller’s agent from the beginning. Don’t hesitate to discuss commission splits and confirm details early on. One way to make it easier for buyers is by having the commission included in their mortgage—no upfront costs for them, but still ensuring you’re compensated for your time and expertise.
