If you’re a real estate agent cold calling right now, I’ve got some bad news and some good news. The bad news is that the way you were taught to cold call is going to burn you out and have you quitting inside of a year. The good news is that the problem was never the phone. It was what you thought the phone was for.
I’m not one of these coaches who’s going to tell you cold calling is dead, so you can go chase the next shiny object. Most of the people saying that never built a real business on the phone in the first place.
I’ve built one of the top teams in the country. My agents and I have done close to $10 billion in real estate closings, and a whole lot of that started with picking up the phone and calling people who had no idea who we were. So I believe in the phone. I’ve made a fortune with the phone. But here’s what almost nobody will tell you.
The agents who fail and the agents who get rich are doing the same thing.
The agents who fail at cold calling and the agents who get rich from it are doing the exact same activity. They’re dialing the same numbers, saying similar things, hearing the same noes.
The only difference is what they think they’re doing it for. One group is calling to get a listing today. The other group is calling to build something that will feed them for the next 10 years. That’s the entire gap.
Why the old model is falling apart.
Let me be fair to the old way, because it wasn’t stupid. There was a time when you could sit down, dial for three hours, and the whole game was to catch somebody ready to sell that week. People answered numbers they didn’t recognize. Nobody had a spam filter. There weren’t a hundred other agents calling the same expired list the same morning.
So if you made enough dials, the law of averages would eventually hand you somebody who said, “You know what, we were actually just thinking about selling.” That trained a whole generation of agents to believe one thing: the purpose of the call is to find the person who’s ready to sell right now, and everybody else is a waste of time.
The people who taught you to cold call this way weren’t lying. They were teaching a model that used to work. The problem is that the model is falling apart. People screen everything. Spam filters catch you before the phone even rings. There are fewer transactions to go around and more agents fighting over them.
But here’s the real trap, and it’s the one ending careers. When you believe the only point of the call is a yes today, every single no feels like a failure. You dial for three hours, nobody’s ready to sell this week, and you walk away feeling like you wasted your morning. Do that for 60 days straight and you want to quit. Not because cold calling doesn’t work, but because you were measuring it completely wrong.
The shift that changes everything.
The job of a cold call is not to get a listing today. The job of a cold call is to build your database.
When you make a call, you have two possible wins:
- The obvious one: the person who says “yes, I’m thinking of selling.” That’s a lead.
- The one that pays you for the next decade: the person who says no, and you get their information into your database.
Think about the math. Say you dial for three hours and only one person is ready to sell. The old model says you got one lead and wasted three hours. But say in those same three hours, you had a normal human conversation with 15 other people who weren’t selling today, and you captured every one of them.
You didn’t get one thing out of that morning. You got 16. One lead for today, and 15 future paychecks for the next few years, because nearly every one of those homes is going to sell eventually, and you just got yourself into the conversation years before your competition.
So on the call, you stop pitching. You have a real conversation. You’re a human being. And before you get off the phone, your only mission is to capture that person. You can say something as simple as:
“I completely understand you’re not selling right now, and that’s totally fine. A lot of your neighbors have me keep them posted on what’s happening with values on their street. What’s the best email? I can make sure you’re getting that same information.”
That’s it. You didn’t lose that call. You just made a deposit that’s going to pay you later.
The part almost every agent skips.
Here’s the mistake: agents will actually build a database, then let it sit there and rot. A list of names you never talk to is worth nothing. The magic isn’t in collecting the names. It’s in what you do with them after.
You nurture them every single month. You send that database something of real value, not a spammy “just checking in, are you ready to sell?” That’s the death of the relationship. You send them what’s actually happening with home values on their street, in their community, the thing they’d genuinely want to know if they owned a home there.
You become the person who shows up in their inbox every month being useful, so that when the day comes that their life changes and they do need to sell, there’s only one agent they think of. And it’s you.
When you do that consistently, these cold names slowly turn into what I call hand raisers. Instead of you chasing strangers, you’ve got people raising their hand and reaching out to you.
I’ve had it happen more times than I can count. I’ll get an email from somebody wanting to list their home, and I have no memory of who they are. I look them up, and it turns out they’ve been in my database for years, getting my monthly value the whole time. One day their situation changed, and I was the only agent they thought to call. That person was a no at one time. The nurture is what turned them into a warm hand raiser.
The whole thing put together.
When you cold call to build a database and then nurture that database into hand raisers, something happens to your business over time. Your calls stop being cold.
In the beginning, yeah, you’re calling total strangers. That’s hard, and I’m not going to pretend it isn’t. But every one of those people you capture and nurture becomes a warm relationship. A year from now, two years from now, when you pick up the phone, you’re not dialing strangers anymore. You’re calling people who already know your name, who’ve been getting value from you every month, who are already half raising their hands.
That’s not a cold call. That’s a warm call. You did the cold calling in the beginning specifically so that one day you’d never have to make a truly cold call again.
That’s the difference between the agent who burns out and quits and the agent who’s still here in 10 years running a business that feeds itself. The one who quit was calling for a yes today, hated every no, and gave up. The one who’s still here was building a database the whole time, nurturing it into hand raisers, and slowly turning a cold phone into the warmest business in town.
So here’s the whole move:
- Don’t cold call for the listing.
- Cold call to build the list.
- Nurture the list.
- Then let the list turn into people who call you.
Do that, and the phone stops being something you dread and becomes the thing that sets you free.
